Commerce City is one of the metro's most misunderstood markets — historic neighborhoods near downtown on one side, fast-growing new communities on the other, and one of the country's great urban wildlife refuges in between. I've served this area for 19 years, and I'll give you the straight story on both sides of it.

What Makes Commerce City Different

Commerce City sits just northeast of Denver along I-76 and E-470, and it's a city of contrasts. The older west side near the historic Derby district has mid-century homes on established lots at some of the metro's most attainable prices. The north and east sides are where the growth is — master-planned communities with trails, rec centers, and new schools.

The city is also home to Dick's Sporting Goods Park, where the Colorado Rapids play, and the Rocky Mountain Arsenal National Wildlife Refuge — roughly 15,000 acres of shortgrass prairie with a free-roaming bison herd, right inside the metro area. Commuters use E-470 to reach DIA in about 15 minutes, which is a big reason airline and airport workers gravitate here.

What Homes Cost in Commerce City

Commerce City offers some of the widest price variety in the north metro. In recent market activity, older west-side homes have commonly traded from the high-$300,000s into the mid-$400,000s, while homes in Reunion and the newer north-side communities have generally run from the mid-$400,000s into the low-$600,000s depending on size, age, and builder. Larger and newer properties can exceed that.
